Revenue Management & Pricing Strategy:
- Set competitive market rental rates and discount rates as necessary to maximize rental
occupancy and overall revenue
- Provide a rental comparison for comp set properties
Occupancy Management:
- Enter into occupancy agreements via web platforms (Airbnb, VRBO) or written lease
agreements conveying the right of exclusive occupancy of the Property to guests, called
reservations
- Collect all rents and security deposits
- Respond to all reservation inquiries
- Process reservations, cancellations and handle any disputes that may arise
- All guest communication- inquiries, pre/post, check in/out
- All vendor communication- cleaning scheduling, etc.
- Management of smart lock access for guests, vendors, etc.
- Create and provide Guest Welcome Binder for each unit with relevant information,
update as needed
Marketing & Reputation Management:
- Maximize online exposure via various platforms and social media
- Monitor and respond to all online platform reviews to promptly provide both positive
and constructive feedback
- Provide 5-Star Service to all guests, maximizing opportunities for Superhost status and
Guest Favorite on Airbnb
- Generate partnerships with local companies or organizations to maximize occupancy
Vendor Management:
- Negotiate and contract all vendors (cleaning crew, handyman, etc.)
- Payment of all invoices from vendors as agreed in Property Management contract
- Hold vendors accountable for providing agreed services in agreed timeframes
Accounting:
- Handle all rents and security deposits, payments from web platforms
- Handle all payments to vendors (cleaning, minor maintenance, etc.)
- Handle all internal fees to provide all applicable services as outlined in proposal
- Provide monthly owner distributions from proceeds, net of Property Management fees
and vendor payments
- Provide monthly and yearly statement of accounts via QuickBooks
Maintenance & Repairs:
- Address small repairs and maintenance immediately
- Be on call throughout the guest stay for any maintenance issues
- Conduct monthly walk through of each property to ensure standards are upheld
Cleaning & Restocking:
- Cleaning will be outsourced to a trusted and proven local cleaning service
- Providing and restocking of items agreed to provide in the unit (toilet paper, paper
towels, etc.) is included
Expert Guidance:
- Years of hospitality experience and hosting STRs at your disposal
- Guidance on setting up your STR, what to stock, setting up your listings on online platforms, etc.
- Specialist in handling all types of guest interactions
Our Fees:
Competitive Rates:
- 25% of all revenues and income derived directly or indirectly from the operation of the Property, excepting taxes.
- With fees set as a % of revenues, we are incented to make you more revenue!
- We will retain 100% of all ancillary fees. Ancillary Fees are incurred per stay, rather than per night, and shall include without limitation: Cleaning Fees, Administrative fees, and fees for any add-on services we may offer your guests, such as charges for early and late checkouts or arranging for grocery deliveries.
